Cases you would rather not turn away

Most people who meet these borrowers do not place this kind of debt. That is no reason to lose the client.

Brokers and advisers

Cases outside your panel or your permissions: bridging, development, blocks on one freehold title, borrowers a mainstream lender has already declined.

Accountants and solicitors

Clients raising against property they already own, refinancing a portfolio, or needing to complete before a deadline you can see coming.

Agents and developers

Buyers who need funding to complete, auction purchases on a 28-day clock, and schemes coming to the end of a development facility.

Process

How a referral works

Send the outline

The asset, the amount, the timescale and how the loan gets repaid. An email is enough. Introduce us and step back, or stay copied in throughout, whichever you prefer.

We come back with a view

Within one working day, to you and to your client if you want it that way. If it is not fundable we say so rather than testing the market with it.

We place it and keep you posted

You hear from us at each stage, not only at completion. Your fee is paid within days of drawdown.

The arrangement

  • Terms are agreed in writing before your first case, so you know what you are paid and when.
  • You receive 25% of the commission the lender pays us. Your client never pays more because the case came through you.
  • We disclose every fee in writing, including which lender is paying us, before your client commits.
  • No exclusivity, no minimum volume, no tie-in. Send us one case a year or one a week.
  • Investment, refurbishment and development property only. If a case turns out to be regulated, we tell you and neither of us proceeds.
